Mechelen is volop bezig met het concretiseren van de plannen voor het voormalige stedelijke zwembad op het Rode Kruisplein. Het stadsbestuur heeft beslist welke private partner de voorkeur geniet om de ontwikkeling vorm te geven. “Het voorstel van THV Den Dok kan ons het meest bekoren. Zij willen van ‘Den Dok’ een hotel maken, met daarnaast wellness, vergaderzalen en een grand café met skybar. Deze plannen hebben twee grote pluspunten: het monument wordt gerespecteerd en de publieke functies zorgen ervoor dat Mechelaars eindelijk opnieuw toegang zullen krijgen tot dit prachtige gebouw. Nu kunnen we de onderhandelingen opstarten om tot een samenwerkingsovereenkomst te komen”, zegt schepen van Stadsvernieuwing en Monumentenzorg Karel Geys (sp.a).
THV Den Dok bestaat uit verschillende partners die samen hun schouders onder dit project willen zetten: Willemen, Van Roey, Architectenkoöperatief en dmvA Architecten. De stad vond hun voorstel het beste nadat THV de plannen onlangs nog meer verduidelijkte. THV wil van het oude zwembad een hotel maken met een zeventigtal kamers. Met de aanwezigheid van een auditorium en vergaderzalen willen ze ook op zakentoeristen mikken. Het wellnessgedeelte verwijst naar de geschiedenis als zwembad. Ook het grand café met uitzicht op de Dijle, maakt dat het monument voor iedereen toegankelijk blijft. Daarnaast zal een deel van het gebouw ook gewijd worden aan Mechelen als meubelstad, met ruimte voor design. De beschermde zwemkom wordt gevuld met water en drijvende kunst. Water speelt trouwens een belangrijke rol in het ontwerp, dat ook aandacht heeft voor duurzaamheid en energie.
“De troef van deze plannen is dat het monument als uitgangspunt wordt genomen voor de ontwikkeling. De waarde van dit Mechelse erfgoed wordt voldoende gerespecteerd: de beschermde delen krijgen nieuw leven ingeblazen, maar tegelijkertijd bewaren we de authenticiteit van het gebouw. Iedere Mechelaar kent ‘Den Dok’ en velen hebben mooie herinneringen aan het oude zwembad. Wat voor mij dan ook een vereiste is, is dat de nieuwe invulling het gebouw opnieuw openstelt voor de Mechelaars. Binnen enkele jaren zullen we hier kunnen genieten van wellnessfaciliteiten en het café met prachtig uitzicht.” De bedoeling is dat dit voor de stad een financiële nuloperatie wordt buiten enkele kosten zoals een deel van de restauratiewerken. De stad zal nu met THV Den Dok rond de tafel gaan zitten om een gedetailleerde samenwerkingsovereenkomst af te sluiten. Daarna kan de gunning plaatsvinden en de werken zelf zullen minstens vier jaar duren.
Het stadsbestuur zal dit stadsvernieuwingsproject afstemmen op de restauratie van het beschermde monument. De eerste fase omvat de oostelijke voorvleugel en de voormalige directeurswoning. Dit dossier is reeds ingediend bij de Vlaamse overheid voor een restauratiepremie. Nu heeft het stadsbestuur ook het dossier voor fase 2 in gang gezet. “De restauratie van de daken, de zuidelijke, westelijke en noordelijke vleugel met gevels en buitenschrijnwerk zal €2.711.000 kosten. De stad betaalt €602.158, de rest komt van Vlaamse en provinciale premies. In afwachting van de start van de restauratie laten we alvast onmiddellijk enkele dringende werken uitvoeren”, zegt Karel Geys.
De restauratie en herbestemming van het oude zwembad staat niet op zich. De site aan het Keerdok biedt ook mogelijkheden om verder ontwikkeld te worden. “De baanwinkels willen we op een meer geschikte plaats onderbrengen. Dan kunnen we dit hele gebied tussen de ring en de Dijle ontwikkelen. Er is plaats voor kwalitatief wonen aan het water. De functies die we voorzien in ‘Den Dok’, zijn perfect te verenigen met de creatie van een nieuwe woonomgeving”, vindt Karel Geys.
